Carpet area, saleable area and price per square foot

Area labels change the denominator; your furniture and daily life occupy the actual rooms.

Start with the defined measurement

The RERA Act defines carpet area in a specific way and excludes external walls, service shafts, exclusive balconies or verandahs and exclusive open terraces from that figure. Marketing terms such as saleable or super built-up area can include different shared components. Ask for the exact area schedule used in the agreement.

Compare the useful plan

Mark room dimensions, corridor width, furniture positions, windows, utility area and balcony depth. Two homes with the same advertised size can feel very different. A workable kitchen and an extra metre in a bedroom may matter more than a higher headline area.

Calculate both ways

Divide the comparable total purchase cost by carpet area and by the developer’s quoted saleable area, labelling each result. Do not compare a carpet-area price in one project with a saleable-area price in another. Confirm whether price premiums and parking are included in either numerator.
