How to check a project on Karnataka RERA

Use a registration number as the start of a document review, not a blanket approval.

Match the exact phase

Ask for the project or phase registration number and search it on the Karnataka RERA portal. Confirm the registered name, promoter, location and phase against the unit being offered. Large developments may have multiple phases; a number for one phase should not be assumed to cover another. Save a dated copy of what you reviewed.

Read the declared information

Compare the registered completion timeline, plans and disclosures with the current brochure and written sales offer. Note amendments and the date of the latest update. The Real Estate (Regulation and Development) Act sets out disclosure and registration duties, but a portal entry does not certify the condition of a particular unit or resolve every legal question.

Escalate mismatches before paying

Ask the developer for a written explanation of any difference in name, area, promised date or approvals. Share the current documents with an independent property lawyer, especially for title, agreement and land-right questions. Keep payment decisions separate from a salesperson’s deadline until the unresolved issues are addressed.
