What does a possession date actually mean?
A brochure date, agreement date, registered schedule and usable handover can be different things.
Put each date in its own column
Ask for the advertised target, the date in the agreement for sale, the registered project or phase schedule and the anticipated handover process. Record the source and date of each statement. If a listing says “ready soon”, turn it into a written month and the conditions attached to it.
Ask what must happen before handover
Construction progress, services, inspections, occupancy-related approvals and the final payment process may each sit on a different timeline. Ask which amenities and access routes are expected to be usable at your handover, and which belong to later phases. For an existing building, request the applicable completion and occupancy documentation.
Budget for delay and overlap
Stress-test rent plus pre-EMI or EMI, school changes, temporary storage and the expiry of any loan sanction. Do not commit to a move-out date on the strength of a marketing estimate. Have the agreement’s possession and delay clauses reviewed by your lawyer before signing.
