Villa or plotted development? Inspect the land and the promise
A large home or a patch of land makes the underlying rights and services unusually important.
Identify what is being transferred
Clarify whether the transaction concerns a plotted site, an independent house, a villa in a managed community or a right attached to a larger parcel. Ask your lawyer to check the survey details, title chain, boundaries, access rights and relevant conversion or layout approvals. A brochure map is not a survey.
Verify buildability and services
For a plot, ask what can legally be built and who will provide the road, water, drainage and power connections. For a villa, compare the delivered structure and specifications with approved plans and the contract. Check maintenance obligations for private roads, shared utilities and common amenities.
Walk the edges
Visit each boundary and the approach in person. Note encroachments, level changes, neighbouring uses and the practical route for construction vehicles or emergency access. Keep any discrepancy open until the legal and technical review resolves it.
