Water, drainage and flooding: questions for a Bangalore site visit
These everyday systems deserve as much attention as a clubhouse or a view.
Ask how water is supplied
Request the project’s present or planned water-source description, storage capacity and treatment arrangement. For an occupied community, ask residents about seasonal reliability and tanker dependence. For an unfinished project, distinguish installed systems from promises in a brochure. Avoid turning a single source into a claim of permanent security.
Walk the approach after rain
Look at the project entrance, basement ramp, adjacent low points and the road that connects to daily destinations. Ask where storm water flows and whether past waterlogging has affected access or parking. A dry visit cannot answer all of these questions, so revisit during rain or obtain local evidence.
Understand ongoing costs
Water treatment, pumping, tankers and drainage maintenance can affect monthly outgoings. Request recent association budgets for occupied properties, or a reasoned operating estimate for new ones. Treat a salesperson’s reassurance as a question to verify, not as a guarantee.
