What will this apartment cost to run each month?
Look beyond the EMI to the services, repairs and reserves that make a community work.
Ask for a line-item estimate
Clarify common-area maintenance, water and power, security, housekeeping, sinking or reserve funds, parking charges and any clubhouse fees. For an occupied community, request recent statements and ask about arrears. For a new project, ask what assumptions sit behind the proposed rate.
Understand the community scale
More amenities and large landscaped grounds may improve daily life while requiring staffing, utilities and renewal spending. Compare the service you want with the cost of keeping it operating. An unusually low introductory charge can change after the association takes over.
Check one-off liabilities
Ask about pending capital repairs, major equipment replacement and outstanding developer obligations. A resale home’s quoted monthly charge may not reveal the next large assessment. Include these questions in your document review.
