Ask for an itemised quote

Request a written breakup of the unit price, premiums, parking, deposits, maintenance, applicable taxes and registration-related charges. Confirm which items are included and which are estimates.

Map costs to dates

A purchase may involve payments before the loan is fully disbursed. Put the developer’s payment schedule next to the lender’s proposed disbursement schedule.

Leave room for life after purchase

Set aside funds for moving, interiors and unforeseen expenses. Use the calculator to test scenarios, then validate actual loan terms and charges with the relevant professionals.

Build three scenarios

Make a base case using the written quote, a higher-cost case for overruns or extra fit-out, and a timing case with rent and loan payments overlapping. If the purchase only works in the most optimistic case, narrow the search before you commit.

Keep the funding path visible

Separate money available now, a lender’s indicative eligibility and a sanctioned loan. Put dates beside each payment milestone and ask when the lender will actually disburse. Do not count an expected future bonus or sale proceeds as cash already in hand.
