An affordable EMI is only one part of an affordable home
A loan calculator answers one question; a household cash-flow plan answers a more important one.
Start with take-home cash flow
Subtract recurring commitments, living costs, school or care costs and a realistic maintenance estimate from reliable monthly income. Test the EMI against the remaining amount, not gross salary. If income is variable, use a cautious month rather than your best month.
Protect the cash reserve
A down payment, stamp duty and interiors can consume savings quickly. Work out what remains after those expenses and after the first months of ownership. Keep a reserve for repairs, health needs or an income interruption that suits your household, rather than relying on an arbitrary percentage.
Model the first two years
Include rent overlap, moving costs, deposits, furnishing, maintenance increases and the possibility of an interest-rate change. Our calculator can illustrate scenarios; your lender’s sanction letter and your own financial adviser should determine the final numbers.
