How to compare two home-loan offers
The smallest advertised interest rate is not always the cheapest or safest borrowing decision.
Make the offers comparable
Request a written illustration for the same loan amount, tenure, disbursement pattern and borrower profile. Compare the interest-rate type, benchmark and spread, reset frequency, processing and legal fees, insurance terms and any conditions for a concession. A verbal rate without the sanction terms is not a comparison.
Stress-test the EMI
Calculate the monthly payment at the offered rate and at a higher illustrative rate. Decide how much headroom your household budget has if income or expenses change. RBI guidance on floating-rate EMI resets makes the borrower’s choices and lender communications important; read your lender’s current terms rather than assuming every product behaves alike.
Coordinate with the project schedule
For an under-construction purchase, ask when each disbursement would occur and whether you pay pre-EMI or full EMI at each stage. Put these amounts next to rent and the developer’s milestone schedule. Check the sanction’s validity and reapproval conditions before you rely on it for a future handover.
