Can I buy this kind of property?
An NRI or OCI can generally purchase residential or commercial property in India, but RBI rules exclude agricultural land, plantation property and farmhouses. Rules for other foreign nationals differ. Confirm your status and the property type before paying a token. RBI guidance ↗

How should I move the money?

Who deducts TDS—and when?
TDS depends first on the seller’s tax residency, not simply on your NRI status. A resident seller and a non-resident seller can require different treatment. From 1 April 2026, property-related TDS is governed by section 393 of the Income-tax Act, 2025; older transactions may follow the 1961 Act. Is the quoted price the real cost?
Ask for a unit-specific cost sheet: base price, floor or view premium, parking, maintenance deposits, registration, stamp duty and applicable GST. GST treatment depends on the transaction and construction stage; do not assume the brochure’s headline is your payable total. GST Council guidance ↗

What if I cannot visit often?
Separate a marketing tour from verification. Ask for a dated site walkthrough, the exact unit and view, floor-plan dimensions, current construction status, phase-specific RERA details and a written list of unresolved points. What happens at signing and later sale?
If someone will sign or register on your behalf, have a property lawyer confirm the appropriate power-of-attorney form, execution and registration requirements for your situation. A TIME-SENSITIVE DETAIL

The Income-tax Act, 2025 applies to relevant payment or credit events from 1 April 2026. Section 393 consolidates TDS rules; the Department lists Form 141 for specified current property TDS reporting. Older online guides may still describe section 194-IA and Form 26QB without explaining the date of the transaction. That distinction matters before any instalment is paid.
Rates, thresholds and the required process depend on the seller and the transaction. Noble Eden does not calculate or file TDS; ask a qualified Indian tax professional to confirm it in writing.

Generally yes, subject to RBI rules for OCI buyers and a permitted property type. Agricultural land, plantation property and farmhouses are excluded from the ordinary purchase permission. Confirm your status and property classification with the appropriate professional.
Does my being an NRI automatically mean a higher TDS rate?
No. The seller’s tax residency and the details of the payment drive the buyer’s TDS obligation. Ask an Indian tax professional to assess the specific transaction before paying.
Can someone in India complete the purchase for me?
An authorised representative may be possible, but the form and execution of a power of attorney and registration requirements must be checked for your situation by a property lawyer and the relevant registrar.
Can I send the sale proceeds abroad later?
Potentially, under conditions that vary with how the property was acquired and funded, applicable taxes and the account route. Keep purchase and remittance records and ask your bank and tax adviser well before the sale.
