Use a current unit-level cost sheet. Write down the base price and premiums, parking, applicable GST, stamp duty, registration, maintenance and corpus deposits, interiors and moving costs. If the home is financed, compare the payment schedule with your loan release and cash reserve.

Start with the location and a realistic all-in budget, then compare the exact units that fit. Builder history and project documents matter, but neither a famous name nor a low starting price can replace the unit-level decision.
Carpet area is the usable area within the apartment as defined in RERA; saleable or super built-up figures may include a share of common spaces. Ask for both the RERA carpet area and a dimensioned plan so you are comparing like with like.
A registration is a useful starting point, not a blanket opinion on title, quality or your exact unit. Match the number to the correct phase and check disclosures, plans and status on the official Karnataka RERA portal.
The payment and possession timeline, construction exposure and tax treatment can differ. Check the exact completion or occupancy documentation and ask for a current tax-inclusive cost sheet; do not infer readiness from a past possession date.
First identify the exact unit, written price, cancellation terms and registered project or phase. Under RERA section 13, a promoter must not accept more than 10% of the cost before entering into and registering a written agreement for sale.
Ask for the relevant title chain, encumbrance information, land and building approvals, sanctioned plans, phase-specific RERA details, draft agreement, tax and occupancy or completion records where applicable. A lawyer should decide what the particular property needs.
A plot needs careful work on title and survey boundaries, approved layout, land-use status or conversion, access, release or development conditions, taxes and the ability to obtain building permission. A brochure layout is not an approved plan.
A khata records a property for municipal taxation and services. It is useful to check but does not by itself replace a title, encumbrance and approval review. The issuing authority depends on the property location.
Use the same unit type and date. Request itemised price, inclusions, parking, taxes, fees, maintenance deposits, payment milestones, cancellation terms and any incentive in writing. Compare total cash required, not only the headline price.
