Build your shortlist around an ordinary Tuesday.
A home should work on a busy weekday as well as it does on a site visit.
Start with the journeys you repeat
List the places you travel to most often: work, school, family and everyday shopping. Visit your preferred areas at the times you would actually travel. A distance on a map is not a commute.
Separate essentials from preferences
Write down three essentials, three preferences and three deal-breakers. Share the same list with everyone involved in the purchase. Keep the essentials visible while comparing homes.
Give each visit the same structure
Record noise, natural light, privacy, access, room usability and the condition of shared spaces. Revisit the best candidates at a different time of day before deciding.
Put a time cost on each option
For each promising home, record the trips your household makes in a typical week and the time each trip takes from the actual project gate. Weight a daily school run differently from an occasional airport journey. A location that looks farther away may work better if its most common routes are simpler.
Keep one evidence sheet
For every candidate, note the exact unit, dated price, visit impressions, commute test and unanswered questions. When a new project appears, compare it against the same brief. This stops a persuasive brochure from resetting your criteria each weekend.
